We understand buying a property can seem daunting. Our aim at MCB Conveyancing is to help make the process as simple and stress free as possible.

We charge fixed professional fees of $990.00 (including GST)*, to ensure that you receive an affordable service.

What we do

Before exchange

Before you sign any contract, let us review it for you. You may be asked to agree to terms or conditions that are unfavourable to you. We will provide advice and negotiate with the seller’s conveyancer or solicitor to ensure the contract is fair.

After exchange

After the exchange of contracts, we will liaise with the seller’s conveyancer or solicitor to confirm the settlement date. We then arrange all necessary searches to ensure you know what you are buying and prepare all necessary documents to ensure settlement progresses smoothly.

If you are relying on a mortgage to purchase your property, we will liase with your mortgagee to ensure they are kept up to date and settlement is not delayed.

We will attend settlement to ensure the transaction is completed successfully. Once settlement is completed, we will advise you so you can collect the keys to your new property.

First homebuyer

If you are a first homebuyer, you may be eligible for a grant or concession from the government. Each situation is different, so make sure to tell us that you are a first homebuyer so that we can tailor our advice to you.


There are some mandatory disbursements that you will need to pay for, including a title search, rates search, land tax search and settlement fees (including OSR and venue fees). These searches are required in order to ensure that the right property is conveyed, and that due diligence has been performed.

Other fees that you may incur are at your discretion. We will not force you to undertake any further searches however we do recommend that you obtain a building and pest inspection report or strata inspection report, depending on your circumstances.

There are exceptions to the above, however these are clearly set out in our costs disclosure statement.

We aim to ensure that you understand up front what you will need to pay with no nasty surprises.
